Timeline and Stages of the Home Building Process

Inc. we realize communication with our clients is of the utmost importance as your home is probably the biggest investment you will ever make.

Before we start we will help you develop a budget for your home. If you do not have a house plan we can help you develop one. We have a working relationship with a professional architect who can be commissioned to work with us and you to develop plans for your new dream home. If you don’t have a home building site we also work with local developers and can help you find the perfect location for your new home. If you need help to secure financing we have a relationship with several local banks and mortgage companies to help with construction financing and your permanent mortgage.

The following steps help our customers understand the home building process and the timeline in which they happen.

Stages of Construction

  • Approvals from the appropriate government agencies

  • Approval from home owners association if needed

  • Obtain foundation engineering as needed

  • Obtain building permit

  • Meet with customer and “stake out” your home on your lot or property

  • Remove trees and vegetation if needed

  • Install culverts if needed

  • Build access road if needed

  • Build house pad in accordance with engineering specifications.

  • Set concrete forms

  • Install post tension service in accordance with engineering specifications

  • Plumbing rough in

  • Obtain open trench plumbing inspection

  • Dig foundation to engineering specifications

  • Pre treat for termites

  • Install electrical as needed

  • Install vapor barrier

  • Install final post tension services

  • Obtain foundation engineer’s inspection

  • Obtain municipal inspection

  • Pour foundation

  • Remove concrete forms

  • Clean job site and grade around foundation

  • Exterior and interior walls erected

  • Roof framing erected

  • Install roof decking and wall sheeting and waterproof membrane

  • Install exterior doors and windows

  • Install eaves and soffit, porches and ceilings

  • Install shingles

  • Plumbing top out

  • Electrical rough in

  • HVAC rough in

  • Audio, visual and security rough ins

  • Inspection and approval from the appropriate authorities as needed such as plumbing, electrical, HVAC and structural

  • Install insulation

  • Inspection after insulation is installed

  • Install brick work

  • Install stucco.

  • Install exterior siding

  • Exterior painting

  • Install sheetrock

  • Tape, float and texture sheetrock

  • Custom cabinets installed

  • Interior doors and trim installed

  • Crown, base and window moldings installed

  • Install stair parts

  • Prep and stain, Seall and cover stained surfaces

  • Prep for paint as needed

  • Paint walls, ceiling and cabinets as needed

  •  Install countertops

  •  Install backsplash where needed

  •  Install tile showers

  •  Install tile and hard surface flooring

  • Completion of plumbing systems and fixtures

  • Completion of electrical systems, fixtures and appliances

  • Completion of HVAC systems

  • Completion of audio, visual and security systems

  • Obtain final inspections of all mechanical trades from appropriate authorities

  • Driveway and sidewalks poured

  • Sprinkler system installed

  • Fences are built

  • Gutters Installed

  • Landscaping installed

  • Sod installed

  • Install wood flooring

  • Install carpet

  • Cleaning of interior

  • Final appliances installed

  • Your home will be covered by the Louisiana State New Home Warranty Act (NWHA)
